Driveways in Hardwick

Hardwick has two generations of housing side by side. Council semis and terraces were built between 1945 and 1965, and since 2005 a large regeneration programme has replaced hundreds of them with new homes, many with drives built in from the start.

In short

In Hardwick, older post-war homes often need a front garden turned into a drive and a new dropped kerb from Stockton-on-Tees Borough Council, while newer regeneration homes more often want a builder's drive upgraded or widened. On-street parking pressure near the University Hospital of North Tees makes off-road parking especially valuable.

Here is how drives differ between Hardwick's older and newer homes.

Two kinds of Hardwick home

Post-war homes (1945 to 1965). Brick semis and short terraces with front gardens, usually without a drive. Turning the lawn into parking means a new hard surface, edging, drainage and a new kerb crossing.

Regeneration homes (from 2005). Hardwick's regeneration, delivered by partners including Barratt, Keepmoat and Endeavour Housing, saw around 675 older homes demolished and replaced. Many of the new houses came with a basic block or tarmac drive. Common upgrades are widening for a second car, adding a path or replacing builder-grade paving that has sunk.

Turning a front garden into a drive

For an older Hardwick semi, the usual steps are:

  1. Check the garden is deep enough to park without overhanging the pavement, usually 5 to 6 metres.
  2. Apply to Stockton-on-Tees Borough Council for a dropped kerb, before building anything.
  3. Choose a surface. Tarmac and block paving are the most common here; gravel is the budget option.
  4. Plan drainage. On clay, a drive falling to a border or a permeable surface keeps you within the front-garden rule.

If the house is rented from a housing association, you will need the landlord's written permission before any of this.

Parking near the hospital

The University Hospital of North Tees sits within Hardwick, and streets close to it see staff and visitor parking. That makes a private drive more useful than in many parts of Stockton, but it also means visibility and footway use are things the council will look at when considering a crossing.

Green space nearby

Hardwick Dene and Elm Tree Wood, a Local Nature Reserve, runs along the southern side of the area towards Bishopsgarth and Elm Tree. Homes backing onto it often have deeper gardens, and patios at the back are a popular addition. See patios.

Common questions

Can I have a dropped kerb on a Hardwick estate road?

Usually yes, if there is room to park off the road and nothing such as a tree, lamp post or junction is in the way. The council decides each case.

My new-build drive has sunk. Why?

Builder drives are sometimes laid on thin sub-bases. Lifting, re-basing and re-laying blocks usually fixes it.

Do I need landlord permission?

Yes, if you rent from a housing association or private landlord.

What does a front-garden drive cost?

It depends on size and surface, plus the crossing. See our Stockton cost guide for typical figures.
